Home sales across B.C. continued to cool off in May 2025, with just under 7,000 homes sold—about 13.5% fewer than the same time last year. Prices dipped too, with the average home selling for around $959,000, down 4.2% from May 2024. In total, sales volume hit $6.7 billion, which is a 17% drop from last year and well below the 10-year average for May.
The slowdown has been most noticeable in higher-priced markets, and much of it seems to be driven by continued uncertainty. That said, there’s hope things could pick up again later this year.
From January to May 2025, B.C. saw about $27.4 billion in home sales—down nearly 13% compared to the same period last year. The number of homes sold dropped by 9%, and the average price fell by just over 4%.
Locally, it’s a similar story. Sales are down 23% from last year, and prices have softened too. The market is going through a natural price correction, but well-priced properties are still moving quickly.
What Can We Expect To See?
Since the South Cariboo real estate market is closely tied to activity in the Lower Mainland, trends there will continue to influence our local market. Demand for recreational properties remains strong and current trends suggest this is continuing.
What's Happening
Activity on the lakes is ramping up with boaters making an appearance once again along with kayakers and paddle boarders. Water is warming to almost swimmable and many ducks and geese can be seen cruising the shoreline with their babies in tow. In 100 Mile House, the Farmer's Market every Friday bustles with shoppers and vendors and just seems to get bigger and better all the time.
